Buying a Florida Condo? 6 Things to Review Beyond the View

Southwest Florida offers an appealing condo lifestyle. From Gulf front views and beach access to resort style pools, fitness centers, and convenient locations, condominium living can be an attractive option for full-time residents, seasonal homeowners, and buyers looking for a second home.

But before purchasing a condo in Fort Myers, Bonita Springs, Estero, or Naples, remember this: The building and condominium association deserve just as much attention as the unit itself.

A beautiful interior and spectacular view don't tell you everything you need to know about the community's financial condition or future expenses.

Here are six important areas to review before moving forward.

1. Review the Condominium Association's Budget

Ask to review the association's current operating budget. It can help you understand how monthly assessments are being used and whether the association is planning for routine maintenance and operating expenses.

Pay attention to expenses such as insurance, utilities, landscaping, management, maintenance, and repairs.

A low monthly fee may sound attractive, but it's important to understand what services and expenses are included-and whether the budget appears adequate.

2. Understand Reserve Funding

Condominium associations need to plan for major repairs and replacements over time.

Depending on the building and applicable Florida requirements, reserve funding may address items such as roofs, elevators, painting, paving, and structural components.

Ask what reserve information is available and whether recent inspections or studies have identified significant future expenses.

3. Read Recent Board and Owner Meeting Minutes

Meeting minutes can provide valuable insight into issues that may not appear in the listing description.

Look for discussions about:

  • Building repairs and maintenance

  • Insurance renewals and premium increases

  • Financial concerns

  • Upcoming construction projects

  • Owner complaints or unresolved issues

  • Proposed changes to association fees or rules

The minutes may help you identify questions to ask before making a purchase decision.

4. Ask About Special Assessments

A special assessment is an additional charge that an association may levy to pay for expenses that aren't covered by its regular operating budget or available reserves.

Ask whether any special assessments are currently approved, being collected, proposed, or discussed.

Also clarify whether there are unpaid assessments associated with the unit and how any applicable assessments will be handled at closing.

5. Understand the Association's Insurance

Condominium associations generally carry a master insurance policy, but coverage varies.

Ask what the master policy covers, what the individual owner is responsible for insuring, and whether there are significant deductibles.

You should also speak with an insurance professional about the coverage you may need for the interior of your unit, personal belongings, liability, and other exposures.

6. Review the Community Rules and Restrictions

Every condominium community has its own governing documents and policies.

Before purchasing, review the rules that may affect how you plan to use the property. These may include:

  • Pet restrictions

  • Rental policies and minimum lease periods

  • Guest policies

  • Parking and storage

  • Renovation and remodeling approvals

  • Use of amenities

If you plan to rent your condo seasonally or use it as a vacation property, rental restrictions deserve particular attention.

Make an Informed Condo Purchase

Condo ownership can offer an enjoyable Southwest Florida lifestyle, but the purchase decision should include more than the unit's appearance, location, and amenities.

Reviewing association records, budgets, insurance information, meeting minutes, and governing documents can help you better understand the property and its potential costs.

Some documents may require professional interpretation. Consider consulting an appropriate real estate attorney, insurance professional, accountant, or other qualified specialist when questions arise.

Thinking about buying a condo in Fort Myers, Bonita Springs, Estero, or Naples?

I would be happy to help you evaluate your options and identify important questions to ask as you move through the buying process.
