Beyond the Listing: 7 Things Buyers Should Investigate Before Buying a Florida Home

 A beautiful listing can make a home look irresistible.

The photographs are bright.

The kitchen is updated.

The pool sparkles.

The lanai looks perfect.

And the location seems ideal.

But before you make an offer, or certainly before you close-there's another side of buying real estate that isn't always visible in the listing photos.

Due diligence.

Especially in Southwest Florida, buyers should look beyond the cosmetics and understand the property, the community and the ongoing costs of ownership.

Here are seven areas worth investigating.

1️⃣ ๐Ÿ  Look Closely at the Roof

Florida's climate makes the roof an important part of your due diligence process.

Ask:

  • How old is the roof?
  • When was it installed?
  • Have repairs been made?
  • Are there records available?
  • Are there signs of previous leaks?
  • What does the inspection reveal?

For properties in communities with an HOA or condominium association, also determine who is responsible for the roof and what the governing documents say.

Don't simply ask, “How old is the roof?”

Ask:

“Who is responsible for it, and what documentation is available?”

2️⃣ ๐ŸŒŠ Understand Flood Risk

Flooding is an important consideration for many Southwest Florida buyers.

Don't rely solely on:

“The house has never flooded.”

Past experience doesn't necessarily tell you everything about future risk.

Buyers should investigate the property's applicable flood-zone information and discuss insurance requirements and coverage with an insurance professional.

Also consider the property's location.

Two homes that look similar can have very different waterfront, drainage, elevation or flood-related characteristics.

A home may look beautiful while some of its most expensive components are approaching the end of their useful lives.

Consider the age and condition of:
